KeyPrice Architecture+ 🇿🇦 Concrete Razor Blades
Architectural Designation - House Llandudno, widely known through its “Concrete Razor Blades” architectural concept, is designated as KeyPrice Signature Architecture for its exceptional fusion of architectural expression, structural engineering, passive environmental design and site integration. Designed by Bomax Architects, the residence transforms the demanding meeting point of mountain and ocean into a highly sculptural contemporary home. Its defining feature is a series of deep, razor-thin off-shutter concrete cantilevers that appear to float above the landscape, concealing the substantial engineering required to achieve them.
The architecture is not simply an exercise in visual drama. The concrete mass provides thermal stability, while the orientation, deep eaves, extensive north-facing glazing, cross-ventilation, photovoltaic generation and landscaped roof elements contribute to a sophisticated passive-design strategy. The residence is divided into interconnected main and annex structures, linked through an underground funicular lift shaft excavated through granite, with a dramatic 25-metre rim-flow pool establishing the central relationship between the two forms. The result is an unusually disciplined piece of coastal architecture in which engineering, sustainability and minimalist luxury are inseparable from the experience of the landscape.
If the architecture is this rare—what would you be prepared to invest to secure it?

KeyPrice Estimated Market Value (2026)
R45 Million – R65 Million
US$2.6 Million – US$3.8 Million (estimated)
€2.2 Million – €3.3 Million (estimated)
KeyPrice's indicative architectural-value range reflects the property's Llandudno location, architectural rarity, bespoke construction, coastal setting, engineering complexity, award recognition, sustainability credentials and scarcity of comparable architect-designed residences.
This is an architectural premium assessment rather than a confirmed transaction price. Current Llandudno listings demonstrate a broad luxury market, with high-end residences presently marketed around R39.9 million, R45 million, R59.9 million and R75 million, providing useful contextual evidence for the area's upper-tier residential market.
International & Editorial Recognition
House Llandudno's unusually strong architectural profile is supported by substantial professional and editorial recognition. The project was shortlisted in the Residential Architectural Property category of the International Design & Architecture Awards 2023, reaching the final two projects in its category.
The residence subsequently achieved five major local and international recognitions in 2023, including three awards and two commendations.
Editorial & Architectural Features
- Bomax Architects – Concrete Razor Blades
- International Design & Architecture Awards
- LOOP Design Awards
- Cape Institute for Architecture
- design et al
- International residential architecture and design media
- Architectural and sustainability publications focusing on contemporary Cape architecture
Its architectural significance extends beyond conventional property coverage because the project has been examined as a structural, environmental and architectural case study, particularly for its extraordinary concrete cantilevers and passive-design strategy.
Signature Features
- Iconic razor-edge off-shutter concrete architecture
- Deep unsupported cantilevers creating an apparent floating effect
- Cantilever spans extending approximately 4 metres without conventional visible support
- Concrete edges tapering dramatically from approximately 700mm to just 50mm
- Large-format north-facing glazing capturing the Llandudno landscape
- Architecture carefully oriented toward Judas Peak and the Atlantic environment
- Deep eaves providing solar control and protection from Cape storms
- 25-metre rim-flow swimming pool separating the principal architectural volumes
- Two interconnected residential structures
- Underground funicular lift shaft connecting the main house and annex
- Granite excavation integrated into the construction strategy
- Site-derived granite boulders incorporated into the landscape
- Indigenous coastal planting designed for the harsh marine environment
- Heat-sinking concrete used for passive thermal regulation
- Cross-ventilation reducing dependence on mechanical cooling
- Photovoltaic solar-energy system integrated into the roof design
- Roof-garden strategy contributing to thermal performance
- Advanced home-automation and energy-management systems
- Minimalist interiors designed to place emphasis on architecture and landscape
- Sustainable material selection including bamboo and lava stone
- Strong visual relationship between mountain, architecture and ocean
The architectural response is particularly notable because the concrete is simultaneously structure, environmental moderator, architectural expression and visual camouflage.
Awards & Recognition
House Llandudno has accumulated an unusually strong collection of architectural recognition for a private residence.
2023
- Gold – Novum Design Awards, Architectural Design — 94/100
- Five Star Winner – International Property Awards, Africa & Arabia
- Winner – LOOP Design Awards, Design & Concrete Category
- Shortlisted – International Design & Architecture Awards, Residential Architectural Property
- Commendation – Cape Institute for Architecture Awards, Architecture
Bomax reports the project as receiving three awards and two commendations during 2023, placing it among the practice's most internationally recognised residential projects.
The LOOP recognition is particularly relevant to the architectural designation: the jury evaluated projects across criteria including context, innovation, form, impact, harmony, materiality, environment, creativity and innovative character, while House Llandudno ultimately won the Design & Concrete category.
Architectural Engineering
Where architecture becomes structure
The defining cantilevers presented a significant engineering challenge. Arup had to account for long unsupported spans, concrete shrinkage, temperature variation, creep, solar exposure and changing wind loads associated with the exposed coastal environment. The project team used workshops and physical mock-ups to resolve the demanding construction details.
The result is particularly impressive because the architecture intentionally hides the structural complexity. The visible concrete appears almost impossibly thin at its leading edge, producing the visual impression of a building suspended above the landscape rather than a conventional heavy concrete residence.
This is precisely the type of architectural achievement that elevates a luxury house from an expensive dwelling into a recognisable work of architecture.
Passive Design & Sustainability
House Llandudno demonstrates that sustainability does not necessarily require a conventional visual language.
The building uses the thermal mass of concrete as a heat sink, while north-facing glazing captures desirable winter solar gain. Deep cantilevered eaves limit excessive summer exposure, while cross-ventilation helps moderate internal temperatures naturally. A Tesla photovoltaic system contributes renewable electricity generation, while carefully considered insulation and roof-garden strategies further reduce energy demand.
The approach is particularly sophisticated for a luxury coastal residence: rather than adding technology after the architecture has been designed, environmental performance is embedded into the orientation, structure, materiality and form of the building itself.
Market Track Record
Architectural Completion
Completed as a bespoke private residence in Llandudno, Cape Town, designed around the extreme coastal conditions and the clients' appreciation for contemporary architecture and minimalism.
Architectural Position
House Llandudno occupies an exceptional position within South Africa's contemporary residential architecture. Its significance is derived not merely from its scale or luxury specification, but from the rarity of its structural language and the technical achievement required to construct it.
The residence has become a reference point for the possibilities of off-shutter concrete, passive coastal architecture and engineering-led residential design. Its award record, international exposure and distinctive architectural identity create a level of scarcity that conventional luxury property comparisons cannot fully capture.
KeyPrice Signature Assessment
House Llandudno is more than a luxury residence—it is a deliberately engineered architectural statement.
The razor-edge concrete cantilevers, dramatic relationship with the Atlantic landscape, passive environmental strategy and highly resolved material palette give the property a distinctive architectural identity that is difficult to reproduce. Combined with its international recognition—including a LOOP Design & Concrete category win, International Property Awards Five Star recognition and placement among the final two projects in its International Design & Architecture Awards category—the residence merits consideration as a genuine South African architectural landmark.
